All About Our Pricing



LIMITED SERVICE – 1% - 2.5%

This option allows the sellers to employ Green Expectations, LLC, our licensed real estate broker, to list and offer to sell their homes on the MLS. Pay discounted real estate commission in the event a licensed real estate sales the property, but yet reserve the sellers right to sell their homes themselves and NOT pay any real estate commission, but pay other fees for our supports and services rendered.

Option 1: Limited Service – List your house with us for 1% – 2.5% commission

This option allows the sellers to employ Green Expectations, LLC, our licensed real estate broker, to list and offer to sell their homes on the MLS. Pay discounted real estate commission if a licensed real estate sells the property, but yet reserve the sellers right to sell their homes themselves and NOT pay any real estate commission, but pay other fees for our supports and services rendered.


Some of the benefits of choosing this program:

  1. Initial consultation: 1- 2 hours presentation with the Seller to discuss staging, showings, pricing, a custom marketing plan, and selling strategy.
  2. CMA (Comparative Market Analysis) – Determining the house value.
  3. A full consultation and support from one of our assigned licensed real estate agents or broker.
  4. 1 Open house per month
  5. Real estate documentation and brochure upload.
  6. Our “For Sale” sign
  7. Option to using our marketing team, social media, and email campaign enhancement (fees specific applies. Please ask for more details).
  8. Follow-up on leads – The house will be shown by appointment.
  9. Access to our Website vetted professionals (agents, attorneys, finance, title, service assistants,etc.) 15-35 photos – Provided and uploaded by you. We will take photos and upload. We do not limit the # of photos, but others may.
  10. Virtual Tour or photo slide – Doing it yourself, upload your own Virtual Tour, photo slide, or video.
  11. Upload your own Real estate documentation and brochures

FULL SERVICE – 4.5%

This strategy aims to give sellers better marketing exposure on social media& the Internet. This full-service listing package will allow sellers to employ our licensed real estate brokerage, Green Expectations, LLC. to list and market their homes on the MLS, social media, and the Internet.

Option 2: Full Service – List your house with us for full service 4.5% commission

The purpose of this strategy is to give sellers better marketing exposure on social media& the Internet. This full-service listing package will allow sellers to employ our licensed real estate brokerage, Green Expectations, LLC. to list and market their homes on the MLS, social media, and the Internet.


Some of the benefits of choosing this program:

  1. Initial consultation: 1- 2 hours presentation to discuss the following: staging, showings, pricing, custom marketing plan, and selling strategy
  2. CMA (Comparative Market Analysis) – Determining the house value.
  3. Our “For Sale” sign
  4. Marketing and selling plan
    a. Describe the house and house benefits on the Multiple Listing Services (MLS) to be seen by potential buyers and other real estate professionals.
    b. Create a property brochure online.
    c. Email campaign to potential buyers using Seller's and Agent's contact lists.
    d. Social media and Internet marketing enhancements.
    e. The house will be shown by appointment
  5. We will provide a list of real estate related professionals. (Agents, attorneys, finance, title,etc.)

  7. Public Open house – Monthly Open house as necessary for potential buyers to visit the property.
  8. More exposure – Currently we have over 40,000 virtual followers on social media sites which could be a potential for more viewers.

  10. MLS Marketing Enhancements – Additionally, we will list the house on many major internet syndications like Zillow.com, Trulia.com, Realtor.com and many more.
  11. A full consultation and support – From one of our assigned licensed real estate agents or broker.
  12. Option to using – Our social media, marketing team, and email campaign to boost the house exposure (This service uses paid ads and other paid service techniques. Please ask for more details).

PREMIUM LISTING – 6% ( NOT LESS)

This service listing package will allow sellers to employ our licensed real estate brokerage, Green Expectations, LLC. To list their homes on the MLS for a Premium Full service 6.00% commission

Option 3: Premium Listing Service -List your house with us for 6% commission(not less)

This service listing package will allow sellers to employ our licensed real estate brokerage, Green Expectations, LLC. To list their homes on the MLS for a Premium Full service 6.00% commission.

What Seller gets:

The purpose of this custom fit strategy is to give the Seller an edge and better chance for buyers to find the property and buy it through advanced marketing and exposure on social media, the Internet, and the MLS since 93% of buyers start their house search on the Internet.


Some of the benefits of choosing this program are:

  1. Initial consultation: 1- 2 hours presentation to discuss staging, showings, pricing, custom marketing plan, and selling strategy.
  2. Broker Price Opinion (BPO)-not CMA. To help determine the house value and the effective listing price.
  3. Initial Staging consultation- 1-2 hours –Consultation to stage the house, give it the most appealing look, and enhancing the house presentation.
  4. Our “For Sale” sign
  5. Professional photographer – This is probably one of the most critical aspects of how others view the house on the Internet.
  6. 15-35 photos – Provided and uploaded by us. We do not limit the # of photos, but others may.
  7. 3D Floor plan – Some people need to visualize when available.
  8. Virtual Tour- Some people like to see the house using Virtual Tour or slide show technology before seeing the property.

    a. Professionally written articles describing your property, your town, and town supporting systems. We will use articles, videos and all other supporting materials, as available, to enhance your property presentation and searches.
    b. Create custom property brochure.
    c. We will create your property own mini-website with your property address, so potential buyers will be able to share it.
    d. We will do calls, Email, and internet campaigns to be received by multiple agents.
    e. We will perform advanced social media marketing using social media outlets like Facebook, LinkedIn, Google Plus, Twitter, and others.
    f. Our real estate office will provide a professional photographer, house floor plan, and stager to improve the house presentation and marketing.
    g. The house will be shown by appointment
  10. Broker Open house – Real estate agents will view and recommend the house for more exposure.

INSTITUTIONS, INVESTORS, FLIPPERS – 3.5% (MORE THEN ONE HOUSE PER YEAR)

List your house with us for a “Full Service” discounted to 3.5% real estate commission. The purpose of this strategy is to give the Institutional Seller like Banks, Insurance Companies, Local, State, and Federal agencies, Investors, Home Flippers, and alike, the opportunity to work directly with a licensed real estate agents or brokers to advance their goals to manage and sell the house(s)or properties with a knowledgeable team.

Option 4: Institutions, Investors, Home Flippers –“Full Service”

List your house with us for a “Full Service” discounted to 3.5% real estate commission. The purpose of this strategy is to give the Institutional Seller like Banks, Insurance Companies, Local, State, and Federal agencies, Investors, Home Flippers, and alike, the opportunity to work directly with a licensed real estate agents or brokers to advance their goals to manage and sell the house(s)or properties with a knowledgeable team.


A. The listing, marketing, selling, and closing –

This full service listing package with a reduced listing fee, only 3.5%, will allow Institutions, investors, and like to employ our licensed real estate brokerage, Green Expectations LLC, to list, managed if requested, and market the house for sell on the MLS, websites, social media, and the Internet.

B. Manage, List, Market, sell, and close –

If necessary, for an additional fee, we will take the house and secure it, empty clean, and winterized it, keep an eye on it, help with the upkeep, AND employ our licensed real estate brokerage, Green Expectations LLC, to list, and market the house for sell on the MLS, websites, social media, and the Internet, including syndications like Zillow, Trulia, and Realtors.com. We will send you a periodic report on the house condition and the selling progress. If required, we will work closely with an eviction or foreclosure attorney.
